Leasing & Application
Eight O Five reviews applications based on income, credit history, background screening, identity verification, and rental history.
Applicants must provide a government-issued ID and complete income and identity verification electronically.
Eight O Five allows one guarantor per home for applicants who do not meet income requirements, provided the guarantor meets income criteria.
Eight O Five offers flexible lease terms ranging from 3 to 14 months. Subject to availability and change.
Prospects can schedule escorted or self-guided tours at Eight O Five through the online tour system.
Eight O Five does not offer corporate leases.
Eight O Five accepts online payments through the BILT platform only.
Once approved, lease documents are sent electronically, and applicants complete the process before move-in.
Pet Policy
Eight O Five's pet policy allows both cats and dogs, with a maximum of two pets per apartment.
The community is pet-friendly with restrictions and fees. There is no weight limit. The following breeds are generally prohibited:
- Akita
- American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
- Presa Canario
- Chow Chow
- Doberman Pinscher
- German Shepherd
- Great Dane
- All Husky & Malamute breeds
- Rottweiler
- Wolf/Restricted breed mix
Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.
Residents must provide vaccination records and a photo of their pet, along with completing a Pet Screening Profile.
Resident Services
Residents pay rent through the online portal, which redirects to the BILT platform for payments and rewards.
The resident portal allows payments, maintenance requests, document access, and account management.
Packages are accepted in the leasing office and stored in a designated package room for resident pickup.
Residents at Eight O Five are assigned parking spaces, and a waitlist may apply depending on availability.
Eight O Five hosts periodic resident events to build community and engagement.
Maintenance & Requests
Maintenance requests can be submitted through the resident portal, phone, email, or in person.
Emergency requests are addressed promptly by on-call staff, and residents should call the office for urgent issues.
Urgent issues include no heat or AC, flooding, electrical outages, fire hazards, or lockouts.
Lockouts or malfunctioning fobs are treated as emergency maintenance situations when necessary.
Residents are expected to maintain cleanliness to prevent issues like pests and submit requests when problems arise.

Residents must provide a written 60-day notice before moving out.
Eight O Five does not allow subleasing or use of platforms like Airbnb.
Renewal offers are sent about 75 days before lease expiration with multiple term options available.
Management does not enter units without resident permission unless granted or in specific situations outlined in the lease.
Residents should avoid disposing of restricted items like butane containers in trash chutes and follow proper disposal practices.
While Eight O Five takes precautions, residents should be aware that no community can guarantee complete safety.
Eight O Five does not offer guest parking, so visitors must use nearby street or public parking options.
Residents may mount TVs and decorate walls as long as they avoid damaging wiring and restore walls if needed.
